Choosing coastal apartments in Phu Quoc: A strategic move to stay ahead
Since late 2025, investors leasing apartments in Sunset Town, South Phu Quoc, have seen strong returns as occupancy rates remain consistently high alongside premium rental prices. This is the reward for investors who anticipated the Pearl Island's tourism boom years ago.
Rewarding the astute investor
Having tracked Phu Quoc's growth since 2010, Le Tran Phuong has watched the island evolve from a quiet getaway into a round-the-clock tourist hub. This rapid development has translated into solid returns for his real estate portfolio, especially in the serviced apartment sector.
"I bought several units at Sun Grand City Hillside Residence in Sunset Town three years ago to rent out," he shared. "Business is excellent right now thanks to the steady stream of tourists. Like many other investors here, my apartments have been fully booked since November 2025."
Similarly, Ho Chi Minh City-based investor Thu Quyen is seeing constant demand for her two-bedroom unit at The Sky tower in Sunset Town. She noted that her booking calendar is almost always full, as the need for short-term rentals in the area heavily outweighs the current supply.

These favorable outcomes are no accident. They are the result of strategic, long-term investments by major developers like Sun Group, whose comprehensive tourism ecosystem now draws a global audience. Current estimates show that Sunset Town attracts between 15,000 and 20,000 visitors daily, with high-spending international tourists from China and Northeast Asia making up 70% of that demographic.
The area has become a premier destination, anchored by a wide array of attractions. These include the world’s longest three-wire cable car at Hon Thom, the globally renowned Kem Beach, and the vibrant VUI-Fest night market. The landscape is further defined by the iconic Kiss Bridge and large-scale multimedia shows that integrate water features, pyrotechnics, and extreme sports.
Experts agree that key destinations like Sunset Town are major drivers for local tourism growth. Figures from the Kien Giang Department of Tourism show that the province welcomed over 5.8 million visitors in the first two months of the year. Phu Quoc alone saw more than 2.2 million arrivals - a 57.7% increase - with international visitors surging by 86.4%.
As Dr. Nguyen Van Dinh, Vice Chairman of the Vietnam National Real Estate Association, observed: "Since 2010, the beauty of the Pearl Island was 'unlocked,' and investors began to emerge, driving clear transformations in infrastructure and urban development. This created momentum for tourism, real estate, and hospitality, thereby attracting further investment." Within this promising landscape, early movers like Mr. Phuong and Ms. Quyen made the strategic decision to acquire real estate in the high-potential South Island.
Coastal apartments: A rare market opportunity
Phu Quoc is currently eyeing a unique growth catalyst as the host of APEC 2027. Historical data from regions like South Korea’s Gyeongsang province show that hosting the summit can trigger a massive tourism spike; in late 2025, North Gyeongsang saw international arrivals rise by 20%.
In preparation, Phu Quoc is undergoing rapid urban and infrastructure upgrades. A major highlight is the launch of Sun PhuQuoc Airways, which will significantly improve direct international access. This combination of improved connectivity and a booming tourism sector presents a major opening for real estate investors - particularly in the coastal apartment segment, where supply remains limited.
“Our clients are particularly focused on operational capacity and the ability to generate cash flow from the apartments. Therefore, The Sunset apartments, with its central location, scenic views, and diverse entertainment offerings, is attracting strong interest,” said Ms. Pham Thi Thu Hien, Phu Quoc Project Director at NewstarLand Real Estate Company.
Located on the slopes of Mount Ong Quan within the Sun Grand City Hillside Residence complex, The Sunset stands out in the market thanks to its prime elevation and panoramic views. From their balconies, residents can take in both the serene sunrise over Pearl Island and the island’s signature, vibrant sunsets.

The Sunset apartments strike a balance between tranquility and vibrancy. Secluded enough to offer a resort-like atmosphere, they remain just steps from the day-and-night energy of Sunset Town and its full suite of amenities. A diverse product range - from studios and 1-2 bedroom units to limited-edition penthouses - caters to multiple needs, including residential living, vacation stays, and rental operations targeting high-end tourists, business travelers, and international experts in Phu Quoc.
“All the ‘gold standards’ of a serviced apartment converge at The Sunset. The project offers immediate cash flow while holding strong long-term appreciation potential, particularly after APEC 2027,” Ms. Hien concluded.
