Da Nang's cash flow real estate continues to boom thanks to the tourism surge

That's also why during the recent April 30 - May 1 holiday, Da Nang led the country in international visitors with over 620,000 arrivals, total visitors reached 1.46 million, generating up to 5,700 billion VND. This is the "sweet fruit" from the strategy to turn Da Nang into a "multi-layered experience" destination that the city is implementing with major businesses.
In 2026, the stimulus program "Da Nang - Touch the Original" promises to create sustainable appeal by targeting customer segments seeking deep cultural values, nature, and local life. At the same time, at the attractive destination Sun World Ba Na Hills , a series of beer festivals, cultural festivals, new shows, and interactive light art spaces are continuously launched to enrich the experience for this leading theme park in Asia.

Concurrently, the "sports economy" is also becoming a new driving force for tourism. The organization of swimming, flyboard tournaments or hosting Ironman 70.3 and Pickleball World Cup is expected to attract tens of thousands of athletes and fans, who have a spending capacity 2-3 times higher than regular tourists. Besides, the "blockbuster" DIFF International Fireworks Festival along with a series of over 50 major and minor events this year such as the Enjoy Da Nang Festival, Asian Film Festival… will be the "magnets" to maintain the rhythm for tourists to continuously flock to the city.
It can be said that Da Nang tourism is on the runway for takeoff. From another perspective, the flourishing of tourism will be the launchpad that makes Da Nang real estate the name investors will be calling out for in the coming time.
The opportunity for cash flow real estate to ascend
Growing tourism not only brings direct revenue to the service sector but also creates a chain of benefiting values: a shining destination brand, soaring accommodation demand, and high occupancy rates for hotels and serviced apartments. Therefore, experts assess that Da Nang is an ideal "green zone" attracting cash flow thanks to its favorable rental yield, guaranteed by the huge number of tourists.
Recent reports from Avision Young and CBRE indicate that primary apartment prices in Da Nang have increased by 3% compared to the end of 2025. Apartment rental yields here are anchored at an attractive level of 8-9%, significantly higher than Hanoi or Ho Chi Minh City. According to records, a studio apartment at The Panoma building along the Han River can be rented long-term for 18 million VND/month, while 2-bedroom apartment units, with an initial investment of less than 5 billion VND, can be rented for up to 35 million VND/month.
In the coming period, the selling price of apartments along the Han River is expected to maintain a growth momentum of 10-12% due to the developers' focus on developing mid-to-high-end products, the boom in tourism, and especially the scarcity of prime land in the central area adjacent to the Han River.
