Expressway operational, tourism booms, increasing real estate demand in Vung Tau
The full opening of the Bien Hoa – Vung Tau expressway before May 18th will bring great benefits to Vung Tau. Especially as tourist flows and investment capital are expected to shift more strongly.

Vung Tau - Strategic Link in the Southeast of Ho Chi Minh City
After nearly 3 years of construction, 37km of the Bien Hoa – Vung Tau expressway have been temporarily opened to traffic since late April 2026. The route starts from the interchange with the Ho Chi Minh City – Long Thanh – Dau Giay expressway in Dong Nai province, extending to the intersection with National Highway 56 and the Ba Ria bypass, within the territory of Ho Chi Minh City. It has quickly played its role as a strategic "regulator", contributing to reducing the load on National Highway 51 – the vital traffic artery that has been frequently overloaded for many years.
Currently, the entire 54km Biên Hòa – Vũng Tàu expressway is seeing accelerated construction, aiming for its opening to traffic before May 18th.

The role is increasingly consolidated as industrial parks in Dong Nai, Long Thanh connect more conveniently with the deep-water seaport system of Cai Mep - Thi Vai. The chain of goods movement from production - logistics - export is therefore shortened in both time and cost, creating more room for growth for the region.
Along with that, the tourism industry also received a clear boost. Shortening travel time from Ho Chi Minh City and surrounding provinces not only helps increase the number of visitors but also promotes longer stays and more diverse experiences. Due to convenient transportation, Vung Tau tourism is still showing impressive development momentum, as in the first 4 months of the year, this locality welcomed over 1.5 million visitors. Especially, during the recent extended holiday, Vung Tau continued to be one of the key destinations, contributing to Ho Chi Minh City's big win in the tourism "race". These numbers not only reflect the destination's stable appeal but also indicate significant growth potential as infrastructure continues to be improved in the coming time.

The year-end highlight is the expected commercial operation of Long Thanh Airport. This is considered the fastest and most direct connection route from the region's new international aviation gateway to the coastal city, opening up a completely new travel corridor: international visitors can quickly reach Vung Tau after landing, while experts and businesspeople can also easily travel between the airport - industrial park - seaport.
Improved accessibility leads to significant changes in real estate investment expectations. The market is no longer primarily dependent on short-term resort needs, but is expanding to medium and long-term accommodation needs associated with experts and international visitors.
Southern investors shift their appetite
Inter-regional connectivity is becoming an important "variable" in shaping the residential appeal and real estate investment value in Vung Tau, with long-term ownership sea-view apartments emerging as a potential segment.

Ms. Ngoc Hoa and her husband (Dong Nai) are planning their finances to own a Beacon apartment, a new product line within the Blanca City coastal metropolis, with the need for long-term settlement. “The project not only has convenient internal connectivity but also external connectivity is very quick thanks to its location right next to 3/2 Avenue. Vung Tau is also very convenient for connecting to my hometown in Dong Nai, as well as Ho Chi Minh City, so choosing to settle here is quite ideal”, Ms. Hoa shared.
For Bao Chau (Sai Gon ward, Ho Chi Minh City), owning real estate is not just about price appreciation expectations, but also about long-term cash flow. Although his previous investment portfolio did not include any properties in Vung Tau, this experienced investor said he has also decided to own a Beacon apartment.
"Previously, this market was already very attractive thanks to its coastal tourism advantages, however, its exploitation efficiency often depended heavily on seasonality. Currently, I see a different scenario, with the current infrastructure, visitors will come year-round, not just leisure travelers but also experts and businessmen traveling between airports, industrial zones, and seaports. I want to seize the opportunity right away with Beacon Tower" – Mr. Chau said.

According to some real estate agencies, Beacon Tower is recording significant interest from the early stages, attracting diverse capital from areas such as Dong Nai, Binh Duong… contributing to activating a new wave of interest in the Vung Tau real estate market.
