Sun Centro Town poised to ride a new growth cycle in Quang Ninh

Quang Ninh is entering a strong development phase as transportation, tourism, and urban infrastructure are being invested in a synchronized manner. In this context, Sun Centro Town — part of the Sun Elite City complex — is emerging as a new highlight in the heart of Bai Chay, offering both a modern lifestyle and attractive investment opportunities right next to the world-renowned heritage bay.

Quang Ninh enters a new growth cycle

In the first nine months of the year, Quang Ninh’s GRDP growth rate reached an estimated 11.67%, the highest in the past decade and leading nationwide. The province is oriented to become a centrally governed city by 2030, according to Decision No. 891/QD-TTg dated August 22, 2024. This milestone is expected to usher in a new growth phase as Quang Ninh accelerates urban planning, investment attraction and coastal urban expansion.

Transportation infrastructure continues to serve as a key growth driver. The Hanoi – Hai Phong – Ha Long expressway has shortened travel time from the capital to the heritage region to just over 1.5 hours. The Cua Luc Bay tunnel, scheduled to break ground in the near future, will connect Hon Gai and Bai Chay, completing the strategic traffic axis around the bay. Meanwhile, the proposed Hanoi – Ha Long high-speed rail line is under research, promising to further enhance regional connectivity and tourism development.

Quang Ninh’s advantage of owning an international airport also opens up broader aviation opportunities. In early November, Vietnam’s only privately invested international airport resumed charter flights from Shenzhen to Van Don, welcoming Chinese tourists back to Quang Ninh after disruptions caused by COVID-19. Around the same time, Quang Ninh province, Sun Group and leading international partners signed a memorandum of understanding to develop an MRO complex — a modern aircraft maintenance, repair and overhaul center — contributing to strengthening Quang Ninh’s position in the aviation sector.

Alongside transportation upgrades, Quang Ninh’s tourism sector continues to record positive growth. In the first ten months of 2025, the province welcomed 18.43 million visitors, with total tourism revenue estimated at VND 48.36 trillion, up 21% year-on-year. Particularly in cruise tourism, Quang Ninh is expected to receive 70 international cruise ships with nearly 90,000 passengers this year, marking a 30% increase compared to 2024 — underscoring the strong appeal of high-end tourism.

To capitalize on this momentum, Quang Ninh has launched a tourism stimulus campaign for late 2025 under the theme “Quang Ninh – Experience the Heritage, Connect the World”, targeting 20 million visitors, including 4.5 million international arrivals. The campaign runs through early 2026 with a series of events such as coastal light festivals, music and culinary activities, and accommodation and service promotions, positioning Quang Ninh as a year-round destination and enhancing its global tourism appeal.

Amid this dynamic development landscape, Bai Chay is transforming into a new tourism and resort center. A standout development here is Sun Elite City, a large-scale urban complex by Sun Group featuring an integrated ecosystem of commercial, resort and entertainment facilities — serving as both a catalyst for growth and a prime beneficiary of Quang Ninh’s new development cycle.

Sun Elite City contributes to shaping an international-standard urban space along the world heritage bay. Within this complex, Sun Centro Town enjoys a rare advantage thanks to its direct connection to the Ky Quan coastal boulevard, where iconic attractions such as Sun World Ha Long, Sun Carnival Plaza, VUI-Fest Night Market, Bai Chay Beach, and Ha Long International Cruise Port are all located. From Sun Centro Town, residents can reach the most vibrant tourism and commercial hubs of northern Vietnam within just minutes.

The project comprises three 30-storey towers, inspired by the limestone islands of Ha Long Bay, with glass façades reflecting the sky and sea, creating harmonious architecture that blends with nature. The first floor and rooftop level (30th floor) feature double-height ceilings of up to 7 meters, hosting premium amenities such as restaurants and sky bars, gym and spa facilities, a glass-roof swimming pool, and commercial shophouses. Apartments from floors 2 to 29 are designed to maximize natural light, offering diverse layouts from studios to three-bedroom units, and are delivered fully furnished (excluding electronic appliances).

Beyond its central position within Sun Elite City, Sun Centro Town is well positioned to benefit from Quang Ninh’s strategic focus on marine economy, night-time economy and four-season tourism. Thanks to synchronized infrastructure and stable year-round visitor flows, rental rates for homestays in the Bai Chay area range from VND 1.3–1.7 million per night, with occupancy reaching 95–100% during peak seasons — forming a solid foundation for strong rental yields and long-term value appreciation.

With its strategic location, comprehensive amenities and flexible operating potential, Sun Centro Town is considered one of the rare products that integrates all three values: residential living, resort lifestyle and investment. Inner-view apartments are priced from VND 47–53 million per sqm, regarded as highly competitive amid increasingly scarce land supply in central Bai Chay, especially as major infrastructure projects such as the Cua Luc Bay tunnel and the Hanoi – Ha Long high-speed rail move closer to implementation.

“Sun Centro Town is positioned as the central component of Sun Elite City — where lifestyle values and investment potential are harmoniously integrated, contributing to shaping a modern urban landscape for Quang Ninh. As the first high-rise residential project within Sun Elite City, Sun Centro Town is expected to open up a sustainable development future for Bai Chay,” said a representative of Sun Property, a member of Sun Group.
