Sun Group introduces Xanh Island Central Bay City in Cat Ba
Sun Group has officially launched the Xanh Island Central Bay City project, located at a prime position in the very “heart” of Cat Ba Island, offering sweeping views over Lan Ha Bay’s sea-and-sky panorama. The project is developed based on a green philosophy, in absolute harmony with nature, aiming to elevate the value of this heritage destination.
A “Comprehensive Green” Project
As the first project developed by Sun Property (a member of Sun Group) in Cat Ba, Xanh Island Central Bay City is envisioned as a green tourism destination featuring an ecological living environment, fresh air and expansive landscapes amid the vast bay. The “green inspiration” permeates every aspect of the project—from master planning and architecture to construction materials and internal transportation—contributing to positioning Cat Ba as an attractive ecological destination on Northern Vietnam’s resort tourism map and becoming Vietnam’s first “Net Zero” tourism island, attracting millions of domestic and international visitors.

Covering nearly 50 hectares, Xanh Island Central Bay City boasts a truly unique location — the “center of the center,” backed by mountains and facing Lan Ha Bay. From a feng shui perspective, this is considered a “gathering water in the bright hall” site, fully embodying the ancient concept of the Four Auspicious Beasts (Green Dragon on the left, White Tiger on the right, Vermilion Bird in front, Black Tortoise behind), symbolizing long-lasting prosperity and good fortune. The terraced design gradually slopes toward the sea, maximizing feng shui advantages and ensuring that almost every area of the project enjoys million-dollar sea views. Notably, 60% of the total area is dedicated to green spaces and public areas.
At the very heart of the project lies the Central Park – Air Theme Park (named after one of the four classical elements), featuring the Green Experience Street, signature waterfalls, fountains and sunken lawns. The park directly connects to Vermilion Bird Beach Park (Ladies Beach Park), home to Cat Ba’s longest beach stretching nearly 1 km, the largest on the island. Together with the Green Dragon, White Tiger and Black Tortoise parks, the area will offer countless recreational and experiential activities for both residents and visitors.

This summer, both the Central Park and Vermilion Bird Beach Park are scheduled to open, highlighted by the Vui Fest Bazaar Night Market, featuring lively performances and Hai Phong’s signature cuisine; and the world’s largest nightly jetski sports show combined with fireworks, with a total investment of nearly VND 200 billion. Produced by renowned Australian company Laser Vision & H2O, the show is elaborately staged with twice as many jetskis as the famous “Symphony of the Sea” show in Phu Quoc, along with state-of-the-art laser and fireworks systems. These events are expected to generate unprecedented excitement for Cat Ba, helping the island break through as a leading tourism destination in Northern Vietnam.
Internal transportation is also “greened” by Sun Group through electric charging stations, parking areas, electric buses and electric buggies, minimizing carbon emissions and supporting sustainable mobility. “With harmonious feng shui, distinctive architecture and diverse amenities, Xanh Island Central Bay City will be the first project to elevate Cat Ba’s urban landscape on its journey to becoming Vietnam’s first Net Zero tourism destination and an attractive global island resort. This is also considered one of Vietnam’s pioneering tourism projects toward carbon neutrality and community-oriented development,” a Sun Property representative affirmed.
Introducing Xanh Sky and Xanh Boutique
On this extremely valuable land, Sun Property introduces two distinctive product lines: Xanh Sky multifunctional high-rise apartments and Xanh Boutique commercial shophouses.
Xanh Sky apartments are developed with strong feng shui values, applying the Four Auspicious Beasts principle to planning and architecture. These are not merely beachfront apartments, but “gateways” to a lifestyle in lasting harmony with nature.

Meanwhile, The Xanh 2 Tower draws inspiration from traditional woodworking craftsmanship, recreating the sophistication of ancient wooden boats. The building massing is carefully studied based on the site’s terrain. Wooden structural elements are used as key design features, combining sturdy frames with refined mortise-and-tenon joints, forming a harmonious, warm yet luxurious and modern overall appearance. The Xanh 2 is not only a unique architectural icon but also honors local cultural values, connecting past and present within a nature-integrated space.

In contrast, Xanh Boutique serves as the commercial heart with vibrant shophouses showcasing distinctive architectural identities. This will become the most dynamic destination within the project, developing trendy seaside tourism services and offering a colorful commercial–entertainment environment with premium coastal experiences such as night markets, entertainment streets, seaside shows and night-time amusement zones. Low-rise shophouse clusters are inspired by traditional craft villages and integrated with a lively modern rhythm, planned into themed zones such as: Carpentry Quarter, Blacksmith Quarter, Finance Quarter, Pottery Quarter, Weaving Quarter, and more.
