The Grand Jury of the Vietnam National Real Estate Award II works with Sun Property

On the afternoon of May 13th in Hanoi, the Final Judging Council of the second Vietnam National Real Estate Award held a working session with Sun Property - an enterprise participating in the Award, to dialogue and comprehensively evaluate project development orientation, implementation capacity, product development mindset, as well as the extent of meeting the award selection criteria.

Attending the survey program, on behalf of the Judging Panel of the Vietnam National Real Estate Award II were Dr. Nguyen Van Khoi, Chairman of the Vietnam Real Estate Association, Head of the Steering Committee, Chairman of the Final Judging Panel of the Vietnam National Real Estate Award II, Member of the Prime Minister's Administrative Procedure Reform Advisory Council, former Member of the Standing Committee of the City Party Committee, former Vice Chairman of the Hanoi City People's Committee; Architect Tran Ngoc Chinh, Chairman of the Vietnam Urban Planning and Development Association, former Deputy Minister of Construction; Prof. Dr. Sci. On behalf of Sun Group, there were Ms. Dong Thi Ngoc Anh, Deputy General Director of Sun Group, General Director of Marcom Division; Ms. Nguyen Kieu Anh, Director of Marketing and R&D of Sun Property, along with some leaders and managers of the Corporation.

At the working session, Ms. Nguyen Kieu Anh, Marketing and R&D Director of Sun Property, presented to the Final Judging Council of the 2nd Vietnam National Real Estate Awards about the overview of Sun Property's formation process, development orientation, and its projects participating in the 2nd Vietnam National Real Estate Awards.

Sun Property is a member unit of Sun Group, operating in the business and real estate development sector, established in 2015. After nearly 1 decade of development, the enterprise currently has a scale of about 1,000 personnel, focusing on developing product lines associated with tourism, resorts, high-end urban areas, and real estate associated with living experiences.

Sharing with the Judging Panel about the development strategy, Sun Property's representative stated that the enterprise aims to become one of the leading real estate developers in Vietnam, focusing on creating model urban areas, resort complexes, and premium living spaces, thereby contributing to enhancing the position of Vietnam's real estate market on the regional and international map. "The products we develop are always oriented to harmonize economic, environmental, and social factors," shared Ms. Nguyen Kieu Anh.

The company representative stated that besides business objectives, Sun Property also aims to accompany the country's development of infrastructure, urban areas, and tourism by creating large-scale destination ecosystems, contributing to the formation of new growth poles, increasing the economy's competitiveness, as well as promoting Vietnam's image internationally.

As a member of Sun Group's ecosystem, Ms. Nguyen Kieu Anh stated that projects developed by Sun Property are integrated within a comprehensive model combining tourism, resort, entertainment, commercial, service, and connectivity infrastructure. "In every land we set foot in, our orientation is not just to develop a project, but to contribute to building a destination ecosystem capable of transforming the area's appearance, unlocking development potential, and increasing local value," the business representative shared, adding that this development model not only creates growth momentum for the real estate market but also contributes to boosting tourism, services, commerce, creating jobs, and enhancing the attractiveness of many localities on Vietnam's tourism map.

With the foundation and advantages inherited from Sun Group's ecosystem, Sun Property focuses on prioritizing land fund development and project systems in key tourism centers of Vietnam such as Da Nang, Ha Long, Phu Quoc, Vung Tau... These are all areas with outstanding tourism advantages, the ability to attract large customer flows, and strong long-term development potential for services and resorts.

Sun Property stated that it will build an ecosystem of destinations with many experiential, entertainment, and cultural activities to increase the attractiveness of the area. Accordingly, a series of activities such as artistic fireworks displays, developing night markets, organizing events, festivals, or synchronously invested commercial - entertainment streets... to create a regular flow of customers, extend the length of stay, and promote the local tourism pulse.

"We believe the value of resort real estate lies not only in the product but greatly depends on the vitality of the destination. When an area forms an attractive ecosystem for tourism, entertainment, and experiences, real estate there will have more momentum for sustainable growth", a representative from Sun Property shared.

Based on that, Ms. Nguyen Kieu Anh stated that Sun Property's projects are often developed in prime locations, linked to Sun Group's large-scale tourism and entertainment ecosystems such as Sun World, international hotel complexes, or professional operating service chains. "Sun Property wishes that when customers own real estate, they will also own access to an entire destination ecosystem. Owners can vacation, operate and manage, while benefiting from tourist flows and the continuous vitality of the area", the company representative shared.

Specifically, projects developed by Sun Property are always oriented towards local cultural identity and the distinct architectural language of each region. Accordingly, architecture becomes a way to tell stories of local culture and heritage. For example, in Da Nang, many house designs are inspired by traditional craft villages such as lantern villages, fishing villages, or pottery villages to recreate the local cultural spirit in modern living spaces. In Vung Tau, the company developed the concept of a "white city" with a system of structures using a dominant white color scheme by the sea to create a distinctive visual imprint for the entire area. In Phu Quoc, high-rise complexes are designed based on the Eastern Five Elements philosophy, using symbolic colors and shapes to create a unique architectural experience.

"This is how Sun Property uses architecture and real estate to honor cultural values, heritage, and regional identity, thereby contributing to the formation of destinations with experiential depth rather than merely accommodation or resort projects," Ms. Nguyen Kieu Anh shared.

Besides resort real estate, the business representative said Sun Property is also expanding into "wellness" real estate products and suburban urban areas to catch up with new living trends in big cities. Accordingly, in the context of shrinking inner-city land funds and increasing urbanization pressure, the demand for owning a "second home" in suburban areas, about 1 hour's drive from the center, is becoming a clear trend for residents in Hanoi and Ho Chi Minh City. Projects in Phu Tho, Bac Ninh, and Ninh Binh in the coming time will be developed in the direction of suburban resort cities, both meeting the needs of rest and energy regeneration for urban residents, and contributing to forming a new urban development structure for major cities in the future.

Regarding projects participating in the 2nd Vietnam National Real Estate Award, the company representative stated that Sun Property nominated 3 outstanding projects, representing the direction of real estate development associated with tourism, resort, and the creation of destination ecosystems that the company has pursued for many years.

Among them, the Xanh Island Central Bay City project on Cat Ba Island is one of the enterprise's key projects in the high-class eco-resort real estate segment. The project is located on Cat Ba Island - the "green pearl" of Hai Phong, possessing convenient connectivity to the Northern economic triangle, while being surrounded by a coastal bay ecosystem and endemic primeval forest. According to the enterprise's representative, Xanh Island is developed according to the model of a high-class eco-resort urban area, oriented towards sustainable development according to Net Zero standards, harmonizing tourism exploitation and nature conservation. The project integrates diverse functions such as resort accommodation, commercial - services, entertainment, and tourism experiences in an "all - in - one destination" model.

"The business aims to create a destination capable of sustainable operation, with tourism, resort, entertainment, and cultural experiences integrated within a single ecosystem", Ms. Nguyen Kieu Anh shared, adding that the project is invested with an experience ecosystem including night markets, walking streets, art shows, and fireworks displays, along with a series of amenities serving the night economy, aiming to extend stay duration and increase destination value. At the same time, many architectural and landscape categories are also studied in the direction of honoring the natural, cultural, and local identity values of the land of Cat Ba - Hai Phong.

Next is the Charmora City project in Nha Trang. With a scale of 227ha, the project is planned into 3 functional subdivisions including Capital Island (Administrative Island), Festival Island (Festival Island), and Elite Island (Residential Island), developed according to the orientation of an ecological resort city balancing humans and nature.

According to the business representative, the Charmora City project is positioned as the "pioneering ecological resort city in the heart of Nha Trang", possessing the advantage of "river-adjacent - sea-front", located between the Quan Truong River and Tac River. The project is developed with a low construction density, only about 26.7%, integrating over 60ha of water surface and a large-scale ecological landscape system. Notably, this is one of the first urban areas in Vietnam to apply the "Sponge City" model (ecological city) - an ecological urban model that helps regulate microclimate, prevent flooding, and improve living environment quality, which is being applied in many developed countries. Besides, the project also develops an "all - in - one" utility ecosystem including residential space, commercial, entertainment, and night economy, while integrating the wellness living model with a hot spring system to serve health care and resort needs.

"Charmora City not only aims to develop a modern urban area, but also expects to create a sustainable living space, where residents can enjoy a balance between nature, health, and urban life", Ms. Nguyen Kieu Anh shared.

The Blanca City project in Bai Sau, Vung Tau (Ho Chi Minh City) is positioned as a large-scale model urban area, combining resort space, entertainment, and high-class living experience. The project bears the architectural imprint of a fusion between French, Portuguese styles and Southern Vietnamese culture, highlighted by the image of "white cities" by the sea. Besides, Blanca City develops a large-scale utility ecosystem including a private beach nearly 1km long, Flower Avenue, a beachfront commercial center, an international hotel complex operated by Marriott, and the Sun World entertainment park which opened in early 2026.

According to the business representative, Sun World at Blanca City will be one of Sun Group's largest entertainment parks with many attractions appearing for the first time in Vietnam and Southeast Asia, contributing to enhancing tourism and entertainment experiences and elevating the destination value for the Bai Sau area.

The 15-hectare Sun World Vung Tau Water Park Complex is located in the center of Blanca City.

After listening to the presentation and sharing from the business, the Judging Panel shared their impression of Sun Property's development orientation in linking real estate with tourism, resort, and creating destination ecosystems.

The projects introduced by the business show the scale of investment and long-term vision, while clearly demonstrating efforts to shape new development models, integrating multi-functions, enhancing experiences, and extending the exploitation value of the destination. In particular, the approach towards ecological resort urban areas, emphasizing landscape, culture, and local identity, is assessed as being in line with the current sustainable development trend of the real estate market.

Factors such as spatial organization, amenity ecosystem, and destination development strategy are recognized as having methodical and systematic investment.

On that basis, Dr. Nguyen Van Khoi stated that the Judging Council will continue to research, compare, and comprehensively evaluate the projects within the criteria system of the National Real Estate Award of Vietnam II, ensuring objectivity and accurately reflecting the practical value as well as the contribution of each project to the market and the community.

Sharing further from the Jury Council members, Architect Tran Ngoc Chinh, Chairman of the Vietnam Urban Planning and Development Association, former Deputy Minister of Construction, expressed his hope that projects will continue to be invested in a systematic manner, focusing more on service ecosystems and factors that enhance visitor experience. He suggested that businesses need to research and develop further categories such as marinas, high-class service spaces, and amenities to serve international guests and luxury resort guests, in order to increase the attractiveness of the destination as well as elevate the project's value in the long term.

"To develop high-end resort tourism, a commensurate ecosystem is required. It's not just about accommodation; the project needs to create experiential spaces, connect services, and form a strong enough attraction to retain high-quality customers," Architect Tran Ngoc Chinh emphasized.

Regarding the entertainment ecosystem and experiential activities at the project, Architect Tran Ngoc Chinh highly appreciates the enterprise's investment in many highlight activities such as fireworks displays, organizing night service spaces, or entertainment and recreational activities for tourists. According to him, this is a suitable direction in the current tourism context, which is strongly shifting from pure sightseeing to experiential tourism and the night economy. However, the expert also believes that these activities need to continue to be diversified and developed more deeply, especially by strengthening local cultural elements to create a unique identity for the destination.

"Night market models, pedestrian zones, or coastal service areas need to be studied in a direction that both develops tourism and becomes a place to introduce local culture through architecture, cuisine, performing arts, traditional crafts, and region-specific activities. This is also a factor that helps enhance the visitor experience, extend the length of stay, and create differentiation for the destination in the context of increasing tourism competition," Architect Tran Ngoc Chinh emphasized.

At the end of the working session, Ms. Dong Thi Ngoc Anh, Deputy General Director of Sun Group, General Director of Marcom division, expressed her thanks to the Award Jury for creating conditions for businesses to have the opportunity to participate, share, and receive many in-depth professional perspectives from the Jury of the 2nd Vietnam National Real Estate Award.

Sun Group representatives stated that the feedback from the Council, especially concerning the narrative of culture, identity, and the depth of value in project development, is very dedicated content and holds significant importance for the long-term development orientation of the enterprise. "The contributions from the Judging Council will be an important basis for the enterprise to continue reviewing and further perfecting in the process of developing projects, especially in terms of preserving identity, enhancing cultural experiences, and increasing sustainable value for the community as well as tourism destinations in the long term", Ms. Dong Thi Ngoc Anh shared./.

The II Vietnam National Real Estate Award is a national-level award aimed at recognizing and honoring outstanding and pioneering enterprises that have made significant contributions to the development of the real estate market in particular and the Vietnamese economy in general. In the context of a market undergoing strong transformations, the Award is also seen as a driving force for the business community to continue enhancing competitiveness, promoting green development, digital transformation, focusing on product quality, and harmonizing benefits between businesses and the community, thereby contributing to building a transparent, professional, and long-term developing real estate market.

According to the plan, after a process of in-depth survey, appraisal, and evaluation, the Judging Council will proceed to synthesize, score, and select outstanding representatives to be honored at the awards ceremony of the 2nd Vietnam National Real Estate Award, expected to take place in early June 2026 in Hanoi.
