4.2 million overnight stays (up 15.3% year-on-year) in Q1/2026 – a figure that paints an impressive growth picture for tourism in Da Nang , allowing the city to further consolidate its position as Vietnam's "tourism capital". Notably, the international tourist segment reached 2.34 million arrivals, accounting for a large proportion of the total customer structure. Revenue from accommodation, dining, and travel services is estimated at VND 15.3 trillion, demonstrating the high spending power of this customer segment.
During the recent Giỗ Tổ (Ancestor's Day) and April 30-May 1 holidays, Da Nang ranked among the top provinces and cities nationwide with a high number of visitors, welcoming 1.46 million tourists, a nearly 35% increase compared to the same period last year. Notably, international visitors to Da Nang reached over 621,000, a 24% increase compared to last year.

To maintain its appeal, Da Nang has not only risen thanks to its bestowed natural resources but has also broken through to become one of the most vibrant "Cities of Events and Festivals" in the country. A prime example is the Da Nang International Fireworks Festival (DIFF). Returning in 2026 from May 30 to July 11 with the theme "Da Nang - United Horizons", the series of performance nights along the Han River are not merely cultural and tourism events, but also carry a strong message about a city expanding its connections to reach an international level.

Data from previous years shows that within just one month of the festival, Da Nang can welcome over 1 million visitors. This booming demand directly impacts the accommodation market, pushing room occupancy rates in the central core area and along the Han River to a ceiling of 90-100%.
When demand exceeds supply, a surge in short-term rental prices is an inevitable consequence. Thanks to a diverse and steadily growing customer base, apartments here possess flexible exploitation advantages: easily accommodating long-term tenants while optimizing profits through short-term stay models. The reality of cash flow real estate in central Da Nang is currently yielding returns of up to 8-9% per year, outperforming the 2-3% rates in Hanoi or Ho Chi Minh City.
According to the draft adjustment of the plan until 2030, Da Nang aims for high-quality tourism industry clusters to account for 20% of GRDP. Mr. Cao Tri Dung, Chairman of the Da Nang Tourism Association, commented that the city is becoming an international gateway with 5 main product pillars: high-class beach resorts, MICE, urban, heritage, and ecological tourism. With a vision to become a leading destination in Asia by 2050, the growth potential for cash flow from service real estate here remains very large.
The final symphony on the banks of the Han River
As the land fund along the Han River becomes increasingly scarce, market attention is focusing on projects that can be exploited immediately.
