When Nha Trang “Levels Up” as a Liveable City, New Investment Opportunities Emerge
Amid Vietnam’s rapidly evolving tourism landscape, Nha Trang stands out as a destination undergoing a comprehensive “upgrade”—not only in service quality, but also in liveability and long-term investment potential.
From a Tourism Paradise to a Dynamic Liveable City
Vietnam’s tourism industry has recently recorded an impressive milestone, achieving the “strongest growth in the world” during the first six months of 2025. Contributing significantly to this performance are leading destinations such as Nha Trang and Phu Quoc.
However, as destinations reach new heights in tourism development, a familiar paradox emerges. While travel experiences may satisfy visitors from around the globe, resort paradises often lack high-quality residential environments with comprehensive amenities—spaces capable of attracting successful professionals, highly skilled workers, experts, and expatriates to live and work long-term.

Nha Trang, Khanh Hoa aspires to become “a place worth living, worth visiting” on an Asian scale
Resort real estate in Nha Trang has developed with considerable depth, yet the residential segment continues to face a shortage of quality housing supply. As a result, Nha Trang in particular, and Khanh Hoa more broadly, are actively addressing this gap to realize the vision of becoming “a place worth living, worth visiting”—a city of Asian stature.
Urban planning boundaries are expanding, while transportation infrastructure is being developed in a synchronized manner, including major arterial roads, increased airport capacity, and a modern seaport system. In parallel, new urban centers are emerging, poised to become future administrative, economic, and cultural hubs for the entire province.
Notably, in Nam Nha Trang Ward, the master plan for the new urban–park–administrative center of Khanh Hoa Province, spanning 642.24 hectares, is currently underway. Meanwhile, by the end of August, two major projects—the Nha Trang Mixed-Use Urban Area (Charmora City) and the Training and Research Campus of the University of Economics Ho Chi Minh City in Nha Trang—were officially launched simultaneously.

The development of new urban centers enables Nha Trang to attract capital inflows and high-quality residents
These transformations are expected to help Nha Trang attract increasing investment flows—not only from businesses, but also from experts and high-quality residents seeking long-term living and coastal retreat opportunities.
Opportunities for Early-Mover Investors
According to industry experts, with its expanded urban scale, Khanh Hoa Province can more effectively distribute tourism zones, avoid overcrowding, reduce pressure on marine and island resources, and promote ecological and cultural tourism. This shift presents both opportunities and challenges, requiring Nha Trang to move beyond its identity as a beach resort destination and toward the creation of sophisticated, high-end living environments that maximize its inherent ecological landscapes—particularly along riverfront areas.

Nha Trang needs to shape premium living environments that enhance its ecological landscape
Despite favorable natural conditions, distinctive tourism experiences, and increasingly synchronized infrastructure, Nha Trang in the past—and Khanh Hoa more broadly—has yet to strongly attract affluent individuals, top talent, and intellectual communities seeking permanent residence.
“Over the past three years, Nha Trang has seen very few newly licensed projects, particularly those offering long-term ownership. Limited supply has made high-end real estate increasingly scarce, while demand for investment and second homes continues to rise,” noted a representative of a real estate brokerage in Nam Nha Trang Ward.
From an investment perspective, Nha Trang holds strong potential to become an ideal destination for affluent buyers from Hanoi and Ho Chi Minh City—those seeking a coastal location that combines lifestyle enjoyment with capital appreciation. What investors seek, however, are projects with prime locations and distinctive development concepts capable of delivering exceptional growth once realized. In reality, compared with other resort markets such as Phu Quoc or Da Nang, Nha Trang’s real estate values remain relatively accessible, offering clear upside potential in the medium to long term.

Charmora City creates an integrated environment for living, working, and leisure in Nha Trang
Amid limited market supply, Charmora City has emerged as a notable highlight, attracting strong attention from investors and end users alike. Spanning 227 hectares in the very heart of Nha Trang, the project comprises three islands, one of which will host the new administrative center of Khanh Hoa Province. The eastern, western, and southern sides are embraced by the Quan Truong River and the Tac River—a setting widely regarded as a powerful catalyst for enhancing real estate value across the entire area.
More than a residential development, Charmora City is envisioned as a next-generation, multifunctional urban center that integrates living, working, leisure, and entertainment within a harmonious balance of nature and modern lifestyle.
The project’s launch not only opens early investment opportunities aligned with the growth trajectory of Nam Nha Trang Ward, but also contributes to reshaping the identity of the coastal city’s core. The interconnected three-island concept delivers a continuous experiential journey, creating a comprehensive and vibrant 24/7 urban ecosystem—where each island carries its own distinct character, from commerce and entertainment to premium residential living.
Notably, this mixed-use urban development is planned in accordance with the Sponge City model—a nature-based urban planning approach designed to collect, store, and manage rainwater through green spaces, vegetation, permeable surfaces, parks, and ecological wetlands. With its central location and integrated master planning, the project is expected to become a key catalyst for urban, economic, and tourism development across Khanh Hoa Province.
