Why has Da Nang become an ideal place to settle down?

Every quarter, David Lim - a financial consultant from Singapore - spends at least 2 weeks working in Da Nang to meet partners and survey investment opportunities. After many trips, he could not help but be surprised by the changes of the city along the Han River.

“Da Nang is changing very quickly. The city is no longer a weekend getaway destination but is starting to take on the shape of a new business hub,” he commented.

According to David, along with the development plans for the International Financial Center and the Free Trade Zone (FTZ), the demand for accommodation in Da Nang is also changing noticeably. Instead of attracting short-term tourists, the city is starting to see more groups of visitors with long-term stay needs for work, business, and combined leisure, especially foreign experts like David Lim.

Along with the impetus from the administrative boundary expansion merging Quang Nam and strong investment in connecting transport infrastructure, Da Nang is entering a new development cycle, moving beyond the limits of a traditional “tourism capital”.

Da Nang enters a new growth cycle

For many years, Da Nang has been considered the largest tourism center in the Central region, thanks to its advantages in sea, climate, infrastructure, and international connectivity. However, the development orientation towards an International Financial Center and Free Trade Zone is opening up a new role for the city: becoming a destination for capital flows, international businesses, and the global expert community.

This shift also changes accommodation needs. The trend of the “Bleisure” customer segment - combining business (Business) and leisure (Leisure) - is becoming increasingly apparent. This customer group has very different requirements from traditional tourists. Instead of short-term hotels, they prioritize high-end apartments in the city center, convenient for meeting partners and traveling to the airport, while still ensuring privacy, amenities, and a leisure experience.

Observations at several high-end apartment projects along the Han River show that rental prices are currently outperforming those in other major cities. Typically, the Panoma subdivision of the Sun Cosmo Residence project near Tran Thi Ly Bridge, has rental prices currently reaching 18 million VND/month for a studio apartment and 25 million VND for a 1-bedroom+ apartment. Specifically, the 2-bedroom apartment line is favored by foreign experts, who are willing to pay 35 million VND/month.

According to investors, when a city enters an internationalization cycle, choosing international finance - trade as a pillar development sector, central real estate will be the first segment to benefit. This has happened in Singapore, Dubai or Hong Kong… and Da Nang is said to be following a similar trajectory.

In the context of an increasing number of tourists in the Asia-Pacific region combining business trips with leisure activities, with 76% of respondents stating they have this plan (according to Agoda's Tourism Outlook 2026 Report), the room for development opens up with the central luxury apartment segment, diverse entertainment and resort amenities will become even more expansive.

Real estate along the Han River benefits

In the new Da Nang landscape, the central area along the Han River is emerging as a focal point anticipating high-end accommodation demand. This is a rare area that simultaneously converges many advantages: located right in the central core, quick connection to the international airport, near My Khe beach, and possesses the city's iconic landscape.

International events such as the International Fireworks Festival Da Nang attract tourists, affirming the vitality and unique value of real estate along the Han River.

More importantly, the land fund along the Han River is now scarce. This makes new projects appearing in the central area increasingly scarce, especially those capable of meeting actual housing needs as well as long-term stay potential. According to observers, as Da Nang gradually becomes an international economic - financial center, projects along the Han River in the central core will enter a new valuation cycle. Real estate value comes not only from the destination's tourism appeal but also from the needs for living, working, and long-term stays of the international expert community.

This is also why Da Nang is becoming a new settling destination for global residents.
